A site with the potential to host an 11-storey, 264-unit student accommodation scheme in the centre of Leeds has been put up for sale, React News can reveal.
Savills has launched the sale of Holdforth Court, a four-storey building on Brussels Street, which sits near the Leeds College of Music, Unite Students’ Joseph Stones House, along with Caddick’s £300m SOYO development.
Early-stage plans have been drawn up for an 11-storey student accommodation scheme with Leeds City Council supporting a PBSA development in principle following pre-application discussions. The 0.3 acre plot, which is being sold freehold, also carries the potential for a residential or co-living development.
The plot was previously sold by Eddisons to a private investor for £2.2m early last year, having formerly been owned and used by St Anne’s Community Services, which provided care and support services for people with learning disabilities.
Leeds’ PBSA market is continuing to drum up significant interest from investors with around 6,500 student beds in the pipeline. The city has an estimated 60,000 students but around 24,000 PBSA beds.
Several major schemes have also been added to the development pipeline in recent months including McLaren’s proposals for the Thoresby and Leonardo buildings, first revealed by React News earlier this year.
This includes 476 student bed spaces over a mix of cluster apartments and studios. The Thoresby and Leonardo buildings are to be repurposed and McLaren is also proposing a new-build block that will link to the existing buildings. These plans are set to be approved by Leeds City Council later this week.
